Options for California Housing Providers to comply with AB 2747 Rent Reporting
California recently passed legislation (AB-2747) that requires some Housing Providers to offer their Tenants the ability to report on-time rental payments to the Credit Bureaus. While this does not apply to all Housing Providers, reporting rental payments is a valuable tool for all Housing Providers.
While this legislation relates to helping more tenants build their financial wellbeing through Rent Reporting, it does not limit your ability as a Housing Provider to report both on-time payments and debts. Tenants can opt-in or out of reporting their on-time payments, but consent is not required to report a debt.
Who does this apply to:
- California Landlords of residential buildings that have over 15 units
- California Landlords or residential buildings with under 15 units if both apply:
- The Landlord owns more than one residential building regardless of the number of units
- The Landlord is one of the following: a real estate investment trust, a corporation or an LLC where at least one member is a corporation.
Timing:
- For new leases after April 1, 2025: You must provide the notice outlined below at the time they sign the lease and annually.
- For current leases: You must provide them the notice outlined below before April 1 2025 and annually.
How to Report Rent to the Credit Bureaus as a Housing Provider:
- Login to your FrontLobby account
- Upgrade to Premium
- For all your Tenants:
- Create a Lease Record
- Leave balance at $0 if no debt is owed
- If a debt is owed, enter the amount owed and your Tenants will receive a late rent notice
- If you need assistance, please contact our support team
- Keep your lease records updated each month, you only need to update the balance if there is a debt
If you want to report both paid and unpaid rent, you will need a Premium membership ($239/yr).
Remember to:
- Login to your account at least every 60 days to keep it active
- Send Notification to applicants at least once per year
Payment Options:
Housing Providers who want to report both paid and unpaid rent can sign up for a Premium Membership and have the option to pass the cost of reporting onto their Tenants. Pricing details can be found HERE. The cost is $239/year for the first 20 leases, with an additional $1 per lease per month beyond that.
