Can I run a Credit Check on a current Tenant?

As a rule, No. Credit Checks should only be conducted during the Tenant application and screening stage.

Credit Checks should not be conducted once a Tenant has moved in.

Once a Tenant has moved in, running new credit checks is not allowed. There are some exceptions that may apply and if these feel relevant please review your lease and contact a legal professional. Remember you always need explicit consent to perform a Credit Check.


According to Canadian PIPEDA, U.S. FCRA, and other relevant privacy legislation: 

  • Credit Checks require explicit consent
  • They are permitted only for prospective Tenants during screening
